Tips for Sellers,

If you are looking to sell your home,
There are some things you need to think about
.
 

1) Look around the inside of the home, for those needed repairs.   Look for broken windows, broken screens, worn out window sills, broken doors, Closet hanging off their hinges, floor moldings that need to be replaced or repainted, missing trim, worn carpeting, broken floor tiles, broken linoleum, missing electrical outlet covers and light switch covers, burned out light bulbs, worn or chipping paint, yellowing paint, noisy appliances,hanging wiring and half finished rooms, have your furnace checked out and green tagged, by a furnace specialist and have
your hot water tank checked out by a specialist, etc.

Walk around your home on the inside and take note of these things,repair them, before you list.   The more you can make your home shine the better, "First impression can make or break your sale!"

2) Walk around the outside of your home with a critical eye and a pair of binoculars, check for any peeling paint, worn out vinyl, broken bricks, falling gutters, broken doors, anything that looks like, it is falling apart, peeling window wells, or trim, broken side walks, weeds in the gardens, high grass, broken garage doors, non-functioning garage doors, clutter in the yard, etc.  
Curb appeal-when a Buyer drives up to your house and think "WOW."

3) DE-CLUTTER, the less cluttered your house is, the better, the more, the Buyers will move in and make the home their own.  As they walk through the home, you want the Buyers' to look at this house and think, "Yes, I could live here!"   The more, you present the home, as move in ready, the more likelihood there is, that you will have an offer come in.   Take down photos, paintings, expensive items, things that distract the Buyer from putting their personal touch, in the home.  I know this seems difficult to do, but if you are ready to sell then you want the Buyers' to walk around the home and move in.  Buyers don't want to walk in and think, "There is so much clutter in the home, How would I fit my things in here?"  Stage your home to look as airy and open as possible.

4) One of the hardest decisions, you, as a seller, will have, is to let go of the
emotional value, you place on the home and allow yourself to put realistic expectations on its value.
 
You must look at your home, as if you were a Buyer and think,  "What would I pay for this home.   Look at how the home, compares to the market.   Sellers', who place their home in the "Target Zone", sell  faster then those Sellers', who don't.  The more time, the home stays on the market, the more you lose.
How much you  lose or win in the end, is up to you!  (Target Zone is the Certified Market Analysis, given to you by your agent).


5) Decide ahead of time, to give a Home Warranty to the Buyers',  this will give you, peace of mind.   It covers, A/C, Furnance, Appliances, Plumbing, etc.  It cost around $300/year and saves you hundreds of dollars.  You may ask, "What are you talking about?"   Say you sell your home, the refrigerator goes out a week after the sale.  To replace that refrigerator is going to cost $1000.00, the home warranty you just paid for, to, will cover that new frig.   This warranty just saved you a whopping $700.00.   With so many lawsuits in the courts, the judges' will 9 times out 10, award damages to the Buyer.   Getting a Home Warranty saves the chance of lawsuit (as long as it is covered by the warranty) and any court cost that may occur, because of problems that may arise, in the home, after the sale.
