Tips for the Home Buyer

1) The first thing to do as a Buyer is to sit down and decide, what it is you are looking for in a home, what your desires are, wish list and needs.  

Take time to check some homes out on my website, send me a message and I will get back to you with some more homes, if these don't peek your interest.

2)Look at your finances and decide what you would be comfortable with, in paying for a house payment.   

3)Next step is to get yourself pre-qualified with a  Lender.   Choosing a lender is very important, because these are the people you will be paying for the next 30 years and you want to make sure that you are happy with the service they give you in the beginning  and during the lending process.  

Ask for references of people they have recently helped, not six months ago, but within the last month. 

Ask about the different types of loans and decide which one will fill your needs the best, weigh out your options carefully.  

Ask the lender about what they charge and what up front cost you will have.   They should mention things to you like, down money, closing cost, appraisal fees, inspections of homes fees, home owners insurance, Mortgage insurance or MI, PMI, etc. 

4) Choosing an Agent is a VERY important process as well,  This is the person who is going to represent all  the way through to the closing of your loan,  help you pick and show you homes, talk to sellers, negotiate for you.  

You want to make sure this person, is the right agent for you.   Are they willing to take time with you, explain things carefully and clearly for you? 

Are they willing to do the research to make sure you are covered from all angles on the home of your choice?  

Do they know their business or are they just a dime a dozen kind of agent?   

Are they willing to give you their undivided attention or are you just part of the pack and it will be when they feel like it?

Ask for references from the agent, ask them if they are wiling to go the long haul with you or just work with you for the moment?  

Ask them if it takes you 6 months to a year to find a home, if they are willing to spend that kind of time with you?   Agents that show they aren't really  willing to take time for you, will often place you on the back burner and only casually help you with your Real Estate Needs.   

Be careful of the used car salesman agents, they are will promise you the moon but will give you a clunker in the end.

5) Finally, this is very important, if you working with an agent and you find they aren't fulfilling your needs, you have the right to voice that complaint, to talk with them, if they still ignore the facts, talk to their Broker.   If you still aren't satisfied, ask to be released from the contract, you have that right to say this isn't working out for me and go somewhere else.   IF they don't release you, that tells you what kind of agency they are.   I have that clause with my clients as an option for them. 

6) Homeowners insurance shopping,
Make sure that you don't take the first one that comes along.   IF you have car insurance with a company ask them about their multiple insurance benefits.   Then shop around with companies and see if there isn't a better company with comparable rates and big thing to check would be replacement value on a home.
